DO NOT USE THIS VENUE!!! My wife and I had our wedding here in May and, although the venue is very nice, working with Jason Lottmann was a complete nightmare!!! He made several promises he didn't keep. He constantly cancelled meetings and phone calls last minute. He even showed up to our black tie wedding wearing sweatpants. Worst of all we did not get our list of vendors until a few months before our wedding leaving us scrambling to find alternatives.
The news recently reported how he recently foreclosed on Champagne Manor and how Jason refuses to return peoples deposits. His company, Veretta Group, which manages rental properties throughout Charlotte, has face multiple lawsuits including allegations of investment fraud. I will be reporting him to the better business bureau and hopefully people will be able to recover their money from this fraudster.
To potential customers, vendors, and wedding planners:
Be very cautious when deciding to work with the current owner of Champagne Manor – Jason Lottmann. The business was recently acquired by him and almost all of the reviews since then have been abysmal. Jason has proven on multiple occasions to be incapable, shady, and untrustworthy to be operating a business of this scale. From failure to deliver contractual obligations to completely not communicate to affected customers when problems surface, it has been pretty pathetic to do business with the guy. Our wedding this past September happened because of my people, my wedding planners, and the caterers while embarrassing effort shown from Jason's side. My own guests have to mop rain water out of the tent before it becomes a safety concern. The generator for the portable A/C unit went out because smart guy did not think to check for diesel level in the unit or keep extra diesel onsite for the event just in case. One person had to run to the gas station to get diesel and transported it back using a 1-gallon jerry can.
The following summary captures the common experience from other customers and myself included:
- Failure to pay MULTIPLE clients back reimbursement money and/or security deposits. THE AMOUNT HE OWES FROM DIFFERENT CLIENTS OVER THIS YEAR ALONE IS OVER $20,000. PEOPLE HAVE ATTEMPTED TO CONTACT FOR MONTHS WITHOUT RECEIVING A RESPONSE. YOU WILL NOT GET YOUR MONEY BACK.
- Failure to meet contractual obligations and failure to deliver promised amenities to client. A big example of this would be the glass house structure, 360 photo booths, or essentially anything that require real work to put together.
- Failure to maintain his property and equipment; the A/C has went out on multiple clients on different occasions from both the portable A/C unit in the tent to the rooms on the property themselves. The recurrence frequency of this happening is an embarrassment.
Weddings are special moments for people and while there are complex details that need to be properly planned, failure to deliver your solution and then bail on your clients when they contact you for months will never be the acceptable business model. The owner has proven over multiple occasions that his words do not have that much value. Do better and follow up on your own words.
Our experience with Champagne Manor was incredibly disappointing and aligned with many of the negative reviews on google and the wedding websites. The event was poorly executed, and there was not a single positive aspect to highlight. Communication was lacking and the so-called all-inclusive services fell short (the caterer said he is the worst venue he has ever hosted at). The setup and overall organization were chaotic. After researching the owner, Jason, we discovered multiple pending lawsuits with some pretty serious allegations. It’s disheartening to think others may be misled by the potential this venue might have from his well rehearsed sales pitch. I strongly advise against considering this place for any event—run away as fast as you can.
DO NOT BOOK WITH THEM! It is a scheme and Jason Lottman is trying to steal your money, cancel the event and hope that you'll forget when he says he'll refund you.
Terrible Experience - Avoid Champagne Manor
Do not ignore bad reviews! My wedding planning and day were a disaster due to Jason Lottmann.
Communication: At first, Jason was responsive, but once we signed the contract, it became nearly impossible to get timely answers. It often took 1-5 emails and weeks of waiting for vague responses.
Venue Upgrades: We chose Champagne Manor because they promised a new glass ballroom for our fall 2024 wedding. Months of inquiries led to Jason finally informing us—just a month before the wedding—that the ballroom wouldn’t be built. We were stuck with the same plastic tent we had tried to avoid, despite paying extra for the promised upgrade.
Money Issues: Jason offered a promo deal if we paid early, which we did. When the ballroom wasn’t delivered, we requested a partial refund per the contract. Jason promised but never fully delivered, dragging the process out and still owing us money.
Day of Chaos: On our wedding day, vendors called to say the venue was dirty, and I had to send family to clean it. Jason provided no lighting for our outdoor reception, forcing me to buy candles. He failed to provide enough glassware or napkins, and worst of all, he wasn’t even present on the day—he had a hockey game.
As beautiful as the venue may be, the stress, lack of professionalism, and unmet promises made this experience an absolute nightmare. I wouldn’t recommend Champagne Manor to anyone
We contracted with Jason Lottman and Champagne Manor to have our wedding there in June of 2024. After our initial visit to the venue and conversation with Jason, we were excited to have our special day there as it has beautiful scenery and we were told that upgrades to the property such as a Marble Gazebo, a new Water Fountain, and an air-conditioned Glass Ballroom would be complete by our wedding date.
Unfortunately, that is when the positivity and pleasant experience would cease as what we hoped and believed would be a dream come true turned into a nightmare as we are at a point where we haver to pursue legal action.
Here is a list of the major areas of our dissatisfaction:
1. Communication: Jason was very responsive in the early stages during the selling process, when payments were due, and when they were trying to solicit extra capital during their “promotions”. After we signed the contract and not only were paid in full but owed money back - texts, emails, and calls were either not returned or responded to in a timely fashion.
2. Transparency: We didn’t get the impression that they were being forthright when it came to status and timing of the property upgrades (which never happened) our refund (still outstanding), and other related wedding activity,
3. Business Integrity: They failed to meet some of the contractual obligations and deliver on promises that were made. None of the major upgrades were put in despite paying into two of their promotions to accelerate the timeline, a SIGNIFICANT amount of money that is due back to us from the venue is almost 90 days late at the time of this post, and wedding day products and services like transportation, lighting changes, 360 Photo Booth, etc. were not provided as promised.
I gain no pleasure in writing a negative review; however, weddings are a significant investment of time, money, and emotional energy. It can be stressful even when things are going smoothly, and that stress can be compounded if you are not working with reputable venues, vendors and their representatives. For that reason, I felt obligated to give an honest and unbiased review of our experience with Jason Lottman of the Veretta Group and Champagne Manor.
I have e-mailed and messaged Jasón Lottoman about a refund for the Great Gatsby party that should have been in 2020. He kept promising to stay with the event and things will be better. I waited until April 2, 2022 and then was turned to August and then never happened… I had hoped that either the communication would have been better since COVID but I am not the only one that feels scammed with Jason and the Veretta Group. Be vary when dealing with this group. I was stressed over just a party, I couldn’t imagine having a wedding here!
We got married at Champagne Manor in the spring of 2022 and unfortunately, there were some weather challenges which we accepted and understood as we know that you cannot change mother nature. With that being said, there were many other issues that we faced that day. While the facility is elegant and esthetically pleasing, there were numerous maintenance and staffing issues which greatly undermined the safety of the event and enjoyment of our guests.
According to our signed contact, the tent area should have been in clean condition upon our arrival on the morning of our wedding but this was not the case. The floor of the tent had been flooded and the guest chairs were soiled with bird droppings. No less than six of my family members spent a minimum of 3 hours cleaning chairs and completely drying the newly polished marble floor to help to eliminate a slipping hazard.
In the early afternoon prior to the wedding, a small microburst storm came diagonally across the lake and resulted in high winds and rain that entered the tent, flooded the floor (again), turned tables over, smashed vases, and damaged electronic equipment. As the storm was approaching, my family members tried to close and secure the tent walls, only to discover that none of them would close properly. All of the tent wall zippers were broken and very few of the latches could be engaged. Some of my family friends cleaned up broken glass, mopped up water that flooded the reception area floor, and reset table decorations. The lack of proper tent maintenance caused great stress and damage to property as well as placed people at risk.
Furthermore, the tent is equipped with several electrical receptacles along the perimeter. The power to these electrical receptacles did not work with any acceptable level of reliability, if at all. Apparently Champagne Manor was aware that this was an ongoing issue but had yet to resolve the issue or find an alternative means of supplying adequate power to the area. Our caterer was extremely stressed and had to borrow power from our DJ's generator for her carving station.
There were numerous light bulbs out in the three chandeliers inside of the tent. One of our guests had to climb on a tall ladder to replace seven bulbs in one of the chandeliers and was unable to replace bulbs in the other two. Given Champagne Manor’s prior knowledge of the maintenance issues, there should have been readily available maintenance staff on hand with the skill set to resolve problems as they arose but unfortunately, this was not the case.
Later on in the day, a second and much larger storm struck at the very beginning of our reception, forcing guests inside the manor. Again, had we been able to secure and zip-up the tent walls, it may have been possible to complete the event outside with minimal disruption.
The bar was constantly backed up due to lack of staffing. Several of our wedding guests had to step in and help bartend because there were not enough bartenders available. The bar ran out of various liquors and beer.
Given the amount of money paid for the venue and bar services, these are not issues that a bride and groom, nor their family members or guests, should face on their wedding day. I reached out to Champagne Manor following my wedding regarding the above issues, however, I did not receive a response back.
My wedding day was absolutely beautiful, I just wish the owner would have cleaned up a bit. For pictures I wanted a picture on the dock, but it was completely covered in bird poop. I didn’t want to drag my dress over that. The deck was also broken, caved inwards with broken boards. Finally I was promised a picture in a boat, which didn’t happen. I had such high hopes for this venue because of how beautiful the pictures are, but honestly I feel ripped off. If you have a wedding on your property, you should make sure everything is clean and ready for pictures. Definitely wasn’t worth the money.
Be cautious when planning anything that involves Jason Lottmann and the Veretta Group. I was one of many people who purchased tickets to their Gatsby event that was supposed to take place two years ago, and the event never happened, and I still haven't received a refund. I also purchased numerous vacation vouchers that I am still waiting on a refund for. These people owe me a lot of money, and I can't even get a response from them. Be very careful spending money with these people, they scammed a lot of folks.
Beautiful venue - excellent event planning
Investing or entrusting the owner of The Veretta Group, the company that owns this venue, to make good on his word is a gamble at best. As a longtime acquaintance of Jason, I opted to invest in his company for the 2021-2022 year. I am so disappointed. As part of the contract, he was expected to make quarterly payouts with a full payout in February of 2022. Also, so many nights in any of his owned properties were promised, as well as free admission to parties he hosts. He was late on all quarterly payouts and at this juncture owes me more than 15K. I made arrangements to attend the Yule Ball and stay at one of his local properties several months in advance. Not only did he give up my reservations to someone else, he sold the majority of the properties he advertised as part of incentive and investment agreement so it is not even possible to stay in them. I cannot imagine entrusting him with my wedding plans. I planned to pay off my own wedding related plans with the money I invested with Jason. He knows this. Please pay attention to any review calling into question his willingness to follow through. I am so so disappointed.
This venue is dreamy and just so perfect! My husband and I got married here and it was a dream come true for us!! This venue was everything we wanted. Beautiful scenery, lots of space, and great service from the owners. They were quick to respond and were so helpful. This place is a hidden gem!
Most beautiful venue ever! I picked this place solely on pictures and the pictures did not do it justice! It was PERFECT! The new owners are so welcoming and accommodating! I couldn’t have asked for anything better.
The owner's of Champagne Manor were amazing. They made me feel at home and were very welcoming. They stressed on making my day as special as possible and they did!
Champagne Manor was the most beautiful place to have my wedding. Cyndy was a joy to work with: communication from the smallest details to the largest was easy and fun. The Champagne Manor team took the stress out of my wedding while hosting one of the most beautiful backdrops to a wedding I've ever seen. The fields were gorgeous and we had a perfect sunset. Br even if we'd have had rain, I felt confident that the tent would've been a perfect location for my ceremony. And getting ready inside the house on the day of the wedding felt like a fairytale. The bridal suite and pampering rooms are exquisite. I would recommend Champagne Manor highly to anyone. You won't find a more beautiful venue or more accommodating people to host your special day.
This venue is amazing! Not only is it breath taking but it is laid out to perfection. As a hair and makeup artist this was by far my favorite bridal suite. Oh gosh and the owners are the sweetest! You will love it!
With my name being "Champagne" it was a MUST that I wed at Champagne Manor. My husband and I were married here on 4/23/16! Easily the most beautiful day, at the most beautiful outdoor venue in NC. Never imagined having an outdoor wedding, but the moment I toured the venue I KNEW "this was it" abs quickly changed my mind.
There were hiccups in the beginning, regarding catering... We signed our contract under the assumption that ccould use a caterer of our choice, but found nearly 6 months later that it was no longer permitted, which is why I rate professional as a 4 star. We attribute this to poor experiences from previous weddings as well as CM being a fairly new venue. In the end, we went with one of their preferred caterers and were extremely pleased with them.
That small bump in the road is small potatoes compared to how great everything else was. Fred, the owner, was always very accommodating, friendly, and welcoming throughout the entire process. We ended up slightly over our guests count, and they were still very accommodating: providing extra seating, etc. They were even flexibile with arranging additional venue visits/tours, ceremony rehearsal, and set up on the day of!
We loved having the reception and ceremony in the same place. I'll admit, It was a little expensive (which got the 4 rating for value) but take a look at the place.... It's breathtaking! If I could do it all again, I would in a heartbeat! If anyone is looking to book this venue, DO IT! You won't regret it
